CONSTRUCTION MANAGER/GENERAL CONTRACTOR
GCI understands that the heart of effective project management is quality assurance, schedule accountability, and cost control.
Using the CM/GC method, we begin with a job-specific project construction plan that outlines how the work will be staged, constructed, and phased. This plan provides subcontractors with the information they need to work efficiently and produce a quality project for the owner.
Once the final construction package is complete, our project manager and superintendent develop the project master schedule using the Critical Path Method. The schedule drives the project and assures that work is completed within the specified duration.
We discuss schedule impacts as a team, and take measures to monitor progress toward successful and on-time project completion.
Throughout the construction process, we adhere to stringent quality and cost control programs.

GCI believes that one of the keys to successful project management is accurate schedule control from the start that has buy-in from all stakeholders. One of the biggest assets of having us on-board early in the pre-construction phase is to work with the Design Team and the Owner for value engineering and to develop phasing plans.
TALMADGE MIDDLE SCHOOL ADDITION AND RENOVATION
Independence, Oregon
This project added a 19,500 square foot addition to the existing school along with significant renovations to existing facilities. The structure was precast concrete panels, wood framed walls and EPDM membrane roofing. The new construction included classrooms, restrooms, a teacher’s office and a teacher’s lounge along with a new parking lot and site utilities. Electrical, mechanical, and architectural upgrades were completed in multiple phases with school in session. As with any project working in an existing facility, unknowns were discovered daily. Strong teamwork and proactive communication kept the project on schedule with delivery under budget.

Extensive renovations were made to the West Albany High School campus during this two-year project. GCI’s active participation in design through constructability reviews, value engineering and construction phase development resolved a number of potential issues before construction began. The project encompassed the expansion and renovation of locker rooms, classrooms, science labs, cafeteria, administrative areas, common areas, restrooms, athletic facilities, woodshop and the library. In some areas, existing floors and structural members were replaced. In addition, HVAC and electrical systems were upgraded along with ADA modifications and life safety systems. The majority of construction took place with school in session while critical areas were renovated during summer months.
